London Student Housing Group are a modern dynamic and informal full service private housing supplier established specifically to meet the housing and accommodation needs of students at University in London. We are one of London’s best private student and graduate landlords, we only let our own houses, and we are registered directly as a private landlord with the University of London Housing Service (ULHS), London School of Economics (LSE), City University, London Metropolitan University, University of Westminster, Southbank University and the College of Law. PROFESSIONAL COMPLIANCE:
We are one of the most well regulated and professionally represented private landlords offering student housing and accommodation in London. We are members of the Surveyors Ombudsman and the Independent Housing Ombudsman Schemes, together with the National Landlords Association (NLA) and are an Accredited Landlord under the London Landlord Accreditation Scheme (LLAS). WHAT WE DO:
We specialise in offering students and graduates traditional 5 and 6 bedroom victorian houses situated in Manor House, North London, close to Finsbury Park. Every student house is owned, let and managed by us directly and will have been recently refurbished and remodelled based on the feed back we have received directly from our own students.
WHAT MAKES US DIFFERENT:
Because we do not let or manage houses owned by anyone else, we can ensure the high standards which we set are achieved and maintained at all times. Specifically, all refurbishment and maintenance is carried out in-house to a high and consistent standard by the same building contractors, and all administration is carried out in house by professionally qualified staff. All students renting from us have access to a named contact at management level (who will normally be the person they meet on their viewing) who will manage the landlord and tenant relationship, and be contactable directly and informally by telephone text and email throughout the tenancy. Provided the tenancy terms are adhered to, renting from us will be completely hassle free, with no unexpected costs, as unlike the vast majority of landlords and agents, we do not charge fees for routine services such as inventories and tenancy agreements and in the most unlikely event that our very informal approach cannot resolve any problems which may arise, all students also have access to free impartial external mediation through the Independent Housing Ombudsman Scheme of which we are a member and whose service is conveniently based in Aldwych London WC1.

If you're thinking of renting from us, we will operate a flexible approach towards assessing your application. We often don't require external credit assessments of students' guarantors, and we never ask for joint guarantees, so students' guarantors will only ever be responsible for their own son or daughter's share of the total rent. Where we do require an external credit assessment, we will normally waive the fee for this.
We recognise that Student Finance England can make life difficult for students and take this into account when agreeing payment dates and deadlines. For those students who like to budget, we provide a generous rent discount for payments made in advance on receipt of loans and grants.
Whilst most agents and landlords charge substantial administration fees, often equal to one weeks rent (even if the tenancy does not go ahead) students will not incur such fees when renting through us.

WHAT STUDENT HOUSING AND ACCOMMODATION IS AVAILABLE:
Our houses are offered to complete groups of 5 or 6 students, with all utility bills (electric, gas, water, heating) plus freeview tv, 50mb broadband internet and landline telephone included in the rent. Each student has their own double bedroom with double bed, private washbasin and private flat screen tv, plus access to a communal area with sofas and flat screen tv and use of a decked maintenance free garden. Each house has at least one full sized bathroom with shower and two further separate shower-rooms with independent hot water.
Because we own and manage our own portfolio of houses and also co-operate with the two other key local private housing suppliers, larger groups of students and graduates can always be accommodated in houses near to each other and it is possible to accommodate groups of students and graduates as large as ten or fifteen in number in shared houses which meet all the relevant safety and planning requirements.
VIEWINGS AND HOUSING AVAILABILITY LIST:
We commence viewings each February for students wishing to start a tenancy and move in at the start of the following accademic year in August or September. Generally some houses are reserved very early on, and other houses are then taken after the City University Housing Fair in April and the University of London Housing Fair in May, both of which we exhibit at by invitation.
For the best choice of student housing, we recommend that students commence their housing search for the next accademic year from the start of March, and arrange viewings directly with us from that date. This avoids the rush around exam time and at the end of term, and allows students the time to address any unforseen issues which may arise in their groups. It also enables students to make a more informed decision about their choice of housing. After mid June there are not normally any houses direct from us left to reserve for the forthcomming accademic year.

High speed 50mb broadband internet is supplied to all sites (unless specifically stated otherwise) and is accessible as Wireless N and also as Cat 6 Wired to each and every room.

WHAT ABOUT LOCATION AND AREA:
Our houses are all within walking distance each other, the zone 2 tube station at Manor House and local shops and facilities.
Manor House and Haringey are close to Finsbury Park, and are an established and popular student area, recommended by University of London Housing Services and London Metropolitan University Housing Office, and ranked highly in the London Student Housing Guide.
There is always great demand from students at Kings College (KCL), University College (UCL), School of Pharmacy, London School of Economics (LSE) and School of Oriental and African Studies (SOAS) because of the direct Piccadilly Line tube link and direct bus routes, and from students at London Metropolitan University (LMU) Holloway Campus which is a short bus ride away. City University and London Metropolitan University (LMU) Whitechapel Campus are also served by direct bus routes as well as the tube. For students travelling to Middlesex University, the medical school in Archway is served by a direct bus route, and there is the direct Picadilly Line tube link to Trent Park campus.
